Why Holiday Weekends Are Great For Buyers

Hey you. Yeah, you – the prospective homebuyer that is absolutely exhausted after jumping into the frenzy that has been the last few months of Boston residential real estate. I know, I know, your offer wasn’t accepted on the home(s) of your dreams and you want to take the holiday weekend and Marathon Monday/Patriot’s Day to relax, charge your batteries, and get back at it next week.

Well, this weekend could be your best opportunity to land the place you’ve been hoping for. How, you may wonder. The craziness of the current residential real estate market in Boston is being driven by the laws of supply and demand; namely, there are too few properties for too many qualified buyers. Here’s a snapshot of the Boston condo market now and going back 5 years (per the MLS):

  • April 17, 2014 active listings: 522

  • April 17, 2013 active listings: 642

  • April 17, 2012 active listings: 1219

  • April 17, 2011 active listings: 1900

  • April 17, 20110 active listings: 2238

Now, there isn’t a thing that us mere mortals can do to increase the housing supply anytime soon (we’ll leave that up to savvy developers and politicians). However, because a lot of people will be taking the weekend to recharge (see above), you’ll be competing against fewer buyers and could land the home you’ve been busting your behind to get over the last few months. The professional home buyer company will give you a fair offer and close within 7 days or whatever your schedule requires.

Does this approach work? You bet it does. Just ask my friend, Brodie, who was able to snatch a gorgeously renovated single-family in West Roxbury with me last July – the weekend following Independence Day, when most people were off relaxing on the Cape, up in New Hampshire, or somewhere in Maine.
