What Can $3 Million Get You in Boston Real Estate?

Three million bucks to spend on Boston real estate?  Aaaahhh.  Life is good and Boston luxury real estate can be a great asset.  But not  just any old “luxury” units – we’re talking $3MM plus luxury.  There was an interesting article in the Boston Business Journal about the super luxury market in Boston, in which our own Todd Mikelonis was quoted:

Todd Mikelonis, director of sales and operations for Charlesgate Realty Group in Boston, tells his clients that parking spots are important for resale, but that buyers don’t always care. He recently sold two units in the $3 million price range with no parking spots.

“People at that price point are used to renting parking spots,” he said.

If you’re used to living in a full-service building — having a concierge, doorman and maybe even valet parking – you can get that for $3 million as well, in a building like 45 Provence Place, said Mikelonis. But if you can forego the doorman, you can at least get within walking distance of the Common, if not on it. A 5,000 square-foot, five bedroom and four-and-a-half bath townhouse at 12 River Square was on the block in mid-May. It even comes with two off-street parking spots.

Interesting perspective, especially that  Todd was the point person for several luxury residences overlooking The Boston Public Garden that we recently sold.  These luxury homes weathered the volatile luxury market, and each found their buyer this winter/spring.  The property renovation was completed in 2009 and in a unique method of marketing, the property was home to a handful of luxury short term rentals while being listed for sale.  Each of the three were distinctly different, but were all renovated with an eye to detail:
