What is a Buyer’s Agent?

In short, a buyer’s agent is a home buyer‘s best ally.

When entering the home buying arena, you want to be properly prepared. Just like when you do your taxes, or God forbid, you go to court, you need to be well prepared. If I did my taxes, I know I’d be leaving money on the table and I would never even consider going into a court room without representation. Similarly, a Buyer’s agent is your counsel through out the entire home buying experience. The agent is there to provide answers and guidance. In fact, they provide more than just representation.

The Buyer’s agent owes the buyer undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability.

The Buyer’s agent must put the buyer’s interests first and negotiate for the best price and terms for their client, the buyer.

The Buyer’s agent must disclose any known material defects in the real estate.

The Buyer’s agent will be trying to gather any kind of information they can that will help their client make a sound decision about obtaining a property. They work diligently to find the type of home you’re looking for and advise the best route to obtaining the property for the best price. Again, it’s all about finding and getting the home you want. The agent is always working to get the property for you for the lowest price possible. But many times, especially these days with a market as tight as it is in Boston, you might even be advised to pay asking or more. It all depends on the circumstances. This is a major reason for having a knowledgeable agent in your corner.

Something that is also important to note is that the commission that the Buyer’s agent earns comes from the Seller’s agent. This is great for the buyer! Do you know an accountant or attorney who will represent you and you don’t have to pay? (that’s not related to you) We know how to sell your house fast and get cash for your California home today!

Choosing a Buyer’s agent who you feel comfortable with is very important when searching for a home. A qualified and experienced Buyer’s agent will bring great value, save you time and make the whole experience much smoother.
