With its teaching hospitals, medical schools, and research laboratories, Longwood Medical Area has consistently been a magnet for new development and employment growth. The recent opening of Longwood Center–an iconic laboratory and office space–and ongoing construction of Brigham and Women’s Hospital’s Building for the Future are a couple examples of the large new developments going up around the hospitals. However, offices and labs are not the only buildings going up.

The Massachusetts Mental Health Center is redeveloping a parcel of land at 75 Francis Street into Mosaic on the Riverway, a new, 10-story residential tower. The tower will feature a combination of 66 affordable rental units and 85 condo residences–42 affordable condos and 43 market rate condos. The apartments will be developed, operated, and managed by Roxbury Tenants of Harvard (RTH) and include several family-friendly features, such as an on-site daycare center and playground. There will also be a mix of studios, 1-bedroom, 2-bedroom, and 3-bedroom residences at Mosaic on the Riverway.
 
There are several noteworthy characteristics that differentiate Mosaic on the Riverway from other new residential developments built around Boston. Firstly, this abuts the Emerald Necklace‘s Riverway section, offering unprecedented 180-degree views of the lush parkland. Secondly, Mosaic on the Riverway is the first non-institutional residential development constructed in the Longwood Medical Area in a very long time. Doctors, nurses, and other healthcare professionals looking to live closer to their workplace now have an exciting new option–especially because of reason number 3: AFFORDABILITY! With more than 50% of homes at Mosaic on the Riverway set aside for affordable housing, living at Longwood is now within reach for many more working professionals who otherwise may have been priced out of the neighborhood. Finally, in a real estate market short of new inventory to meet home ownership demand, Mosaic on the Riverway‘s new condos are sure to help satisfy many interested buyers when it opens in 2016.
