Boston Condo Sellers Receiving 101.1% of List Price!

The most recent market reports were just released and showed some exciting movements in the Boston real estate market. According to July sales, condo owners in Boston received 1.1% MORE than list price on average. To go along with this, we saw an increase in average sales price of more than 8% to $496,500.

Take a look at the numbers:

As you can see, there were substantial increases in the Single Family market as well, with an increase in median sales price of almost 10% to $515,000. We also see less inventory in both areas with about 2 months of inventory across Boston citywide.

By Neighborhood

Breaking it down to look at some of the core Boston neighborhoods, we saw similar movements in the market.

  • Back Bay Condo sellers received 100.8% of list price during the month, with an average sales price of $1,050,000
  • In the South End, we saw similar numbers at 100.5% of list price
  • Also, in Fenway, with an average condo sale price of $585,000, sellers received 102.5% of list price from the year before.
