BostON The Horizon: Inside Lovejoy Wharf

Anybody who has driven across the Zakim Bridge since last summer has noticed the flurry of construction activity around the TD Garden/North Station. The 38-story Avalon North Station is making the visual impact I predicted it would back in June. Site prep has begun on Related-Beal’s The Merano, as well as at Boston Properties’ and Delaware North Companies’ Boston Garden mega development (more on those when they begin to go vertical). Further along in the development process, however, is Related-Beal’s Lovejoy Wharf.

Lovejoy Wharf made headlines upon its approval a couple years ago when it was announced there would be no onsite parking. At 210,000 square feet and with 175 condominium units, it was unprecedented for a residential building this large to get approved in Boston without parking. Of course, the choice makes sense: Lovejoy Wharf’s proximity to North Station, the T, the Financial District, and other parking garages make having a garage here unnecessary. The building will rise 155 feet to 14 stories, and feature a 9,500 square foot retail space—most likely a waterfront restaurant.

A recently opened component of Lovejoy Wharf is the global headquarters for footwear giant Converse. The company’s 200,000 square foot, award-winning office space is in the historically preserved and rehabilitated Hoffman Building, which is independent of the new residential building under construction. Even so, the whole site engages the public with the waterfront thanks to its latest addition to Boston’s Harborwalk. The publicly accessible park will also introduce ferry transportation and water taxi service to the area. Lovejoy Wharf is expected to be completed later this year.
