How does the Performance Review differ from a standard property audit?

The CHARLESGATE Performance Review is a structured diagnostic, not a checklist. It evaluates vacancy rate, concession load, renewal rate, fee structure, and staffing model to identify measurable NOI leakage and leasing performance gaps specific to your asset.

What does CHARLESGATE do with my property data?
Your documents are used only to run your Performance Review, reviewed by a senior member of our PM team analyzing your property, and not shared outside that review.

Who is eligible for a Performance Review?
The Performance Review is designed for multifamily properties with 20 or more units. Both stabilized assets and properties in active lease-up qualify.

What happens after I submit my information?
A seasoned CHARLESGATE Property Management professional will perform an analysis and reach out to you to schedule a time to chat. 

How quickly will I hear back after submitting?
We treat every submission as a direct hand-raise. A response is delivered within 2-4 business days. 

Is the performance review different for new development versus existing assets?
Yes. New development projects follow the Lease-Up on Track path, assessing CO date, pre-leasing status, marketing budget, and absorption assumptions. Existing stabilized assets follow the NOI Leak Score path. Each path produces a relevant, actionable result.
