CHARLESGATE Ascends the 2026 Inc. 5000, Marking Its Sixth Consecutive Year on the List of America's Fastest-Growing Private Companies
The privately held real estate company climbed 228 spots overall and moved up to No. 66 nationally among real estate companies, for a sixth qualifying year.
BOSTON, Aug. 11, 2026 – CHARLESGATE, the Boston-based real estate company, today announced it has ranked No. 3,154 on the 2026 Inc. 5000, Inc. Magazine's annual ranking of America's fastest-growing private companies. It is the company's sixth appearance on the list.
The Inc. 5000 ranks companies strictly on verified revenue growth over a trailing three-year period, with no fee and no editorial discretion. One appearance marks a fast year. Qualifying six times, five of them in a row, is a different test: the growth rate required gets harder to sustain as a company scales, and most honorees appear once and fall off. CHARLESGATE's record reads as durability.
The company's overall rank rose 228 spots from No. 3,382 last year, while its rank among real estate companies nationally climbed from No. 77 to No. 66. CHARLESGATE also placed No. 74 in the Boston-Cambridge-Newton, MA-NH metro area and No. 81 in Massachusetts.
Moving markets in a market that stalled
CHARLESGATE's growth runs on the company's first core value: Move Markets & Win Together. The bet is that owners, developers, investors, and residents do better when the people managing, marketing, leasing, and selling an asset move markets and drive results rather than waiting for the market to come to them.
The past few years tested that bet. Elevated interest rates, suppressed demand, and a thin supply of new apartments and homes have made this one of the most challenging stretches for real estate in recent memory. CHARLESGATE bucked the trend by creating momentum for clients through the cycle, and that client performance is what scaled the company's own growth.
The engine behind it is the platform. CHARLESGATE operates as a real estate holding company with four operating businesses on one platform: CHARLESGATE Property Management, Authentic Form & Function, CG Capital, and CHARLESGATE Realty Group, sharing one operating system across property operations, marketing and leasing, capital, and brokerage. The growth behind the 2026 ranking came from deepening that model, not bolting on volume:

- CHARLESGATE Property Management expanded its Team-Powered Operating Model, with functional specialists working in coordinated pods rather than the single, overloaded on-site manager still common across the industry, so operations stay consistent as portfolios grow.
- Authentic Form & Function, the platform's in-house marketing agency, deepened the integrated brand, website, and demand-generation engine it runs for every property it touches, closing the gap between marketing and leasing that leaves most owners guessing.
- CG Capital grew its capital partnerships, extending the platform into investment.
- CHARLESGATE Realty Group expanded its brokerage bench, sales results, and market readiness.
That work shows up in how a client's asset, transaction, or investment actually performs. In a services business, revenue growth measures whether clients stay and expand, which makes six appearances on this list, five of them in a row, less a trophy than a running record of clients continuing to choose the platform.
"Nobody hands you growth in a market like this one," said Michael DiMella, CEO of CHARLESGATE. "We grew because our teams move markets for clients: creating demand, driving leasing and sales, and getting deals done through a cycle that punished waiting. Six appearances on this list, five of them in a row, tell us that model compounds. Our first reaction to the news was gratitude: to our people, who do the work, and to the clients who choose an integrated team over the big-box options and stay because of what we deliver. Growth at this pace only holds if the client experience keeps pace, and that's the standard we run the company against."
Todd Mikelonis, President of CHARLESGATE Property Management, said the growth traces directly to investment in how the company operates for clients. "Owners don't care about a ranking. They care whether the asset leases faster, runs cleaner, and performs better this year than last. The growth behind this number came from building out the specialists, the pods, and the systems clients depend on every day. That connection is the thing worth paying attention to, not the number."
Looking ahead, CHARLESGATE says the focus stays the same regardless of where it lands on next year's list: keep investing in the people, expertise, and systems behind the platform, so growth shows up first in client outcomes and second in rankings.
